CALL TO ORDER / APPROVAL OF MINUTES
1. We will approach Debbie Kerr to see if she would like to step into Allen’s position.
2. We should consider doing something in honor of Allen, perhaps plant a tree or have a bench installed somewhere. Or even making a donation to his favorite charity in his name.
3. Due to some changes in postal regulations with bulk mail the price of the newsletter may increase.

CALL TO ORDER / APPROVAL OF MINUTES
- Bill Steenis called the meeting to order at 7:15pm. Present were Bill Steenis, Steve Yandl, Trina Coleman, Cheryl Carlson, Duane Oord and Joyce Bowan.
- Steve Yandl presented the Minutes from the June meeting. It was moved and seconded to accept the minutes as read. Motion carried 6 – 0.
- The balance in the checking account there is right around $39,000. There will be $68,500 in the CD after the transfer is complete mid month when the CD matures. In the operational reserve fund there is just under $24,000.
- Everyone has paid in full for 2009 homeowners dues. There are several outstanding late fees.
- Projecting out to the end of the year we should finish the year between $5,000 and $6,000 if all goes according to plan.
- We are still awaiting payment from Verizon for the damaged mailbox. We are also waiting for $300 from the county due to the sprinkler system components they damaged.
- Cheryl will place the new garbage cans next to the existing cans so the garbage man can replace the cans in the boat park.
- Cheryl also replaced the padlock which was broken.
- Skinner is currently trying to locate several sprinkler valve boxes that need repairing. Currently he knows where 12 of the 16 boxes are.
- In the boat park, several of the curbs have been broken in the parking area. These will need to be replaced at some point in time.
- Project Requests
- Margo Mooney sent a request to offer a preschool in her home. Her request stated she would like to have up to 12 children at a time, and offer both a morning and an afternoon class. The ACC has denied the request due to the volume of cars that would be coming through the neighborhood and parking on the street in front of the house.
- A number of paint requests have come in and they have all been well within parameters outlined in the CC&Rs.
- CC&R Violations
- The Blume’s have not completed their patio cover, a reminder was sent to them of their deadline.
- Yard of Merit
- The program is going well. We have had some very nice yards this year.
- We could always use more judges. Maps are available on Bill Steenis’ front porch. There were several houses this past month that received a sign that had not received one prior.
- Rentals
- Guimont – No new action has been taken. The Guimonts did not follow through with the depositions they had scheduled with several neighbors. Our next step would be to begin taking depositions of the Guimonts.
- Warner – The house is currently on the market and the tenants are still in the house.
- Sharma – No new action.
- The home that recently sold on 72nd is showing signs that the purchasers may have plans to try to rent the home. A letter was sent to the purchasers informing them that rentals are not permitted in the neighborhood without prior approval.
