CALL TO ORDER / MINUTES OF PREVIOUS MEETING
- Bill Steenis called the meeting to order at 7:09pm. Present were Bill Steenis, Duane Oord and Steve Yandl.
- We reviewed the minutes of the May (annual meeting) prepared by Trina Coleman. Steve Yandl moved to accept the minutes, Duane Oord seconded and motion approved.
- Steve Yandl said financials in Excel format would be uploaded to the web site in the next several days once they were received from the bookkeeper.
- Current statement from the bank shows balance of $57,709 in checking, $23,963 in the operational reserve (money market) and $69,640 in long term capital fund. The $8,645 transfer from checking to the long term fund for 2010 assessments has not yet been done. Expenses for 2010 have been in line with budget.
- Dues for 2010 have not yet been collected from 3 members. Claims of lien have been recorded.
- Records have been turned over to our auditors for the audit of 2009 financial records.
- Steve Yandl reported that Skinner Landscape had painted new fence sections with primer coat and was waiting for better weather to paint the final coat.
- Sprinkler system has been turned on and usual repairs performed but timers won’t be set to commence routine watering until rains decrease.
- Broadleaf weed treatment and pre-emergent herbicide was applied to common area lawn. One area missed in NW corner will be treated soon by Turfs Up.
- Trail head at 72nd Drive and 156th St was weeded and cleaned up. Evergreens along north edge of that trail have grown to partially block the trail and are damaging the fence of one adjacent homeowner. Steve Yandl suggested we get pricing and move forward with removal of the evergreens causing the problem before they get even larger. After discussion, Yandl made the motion to proceed, Oord seconded and the motion was passed 3 – 0.
ARCHITECTURAL CONTROL COMMITTEE REPORT
- Steve Yandl is temporarily chairing the ACC until we can find a replacement for Joyce Bowen.
- Several project approvals had been given
- Paint colors for Kelly and LaShelle Morrison.
- Expanded driveway, patio, adjustments to existing fence and drainage improvement project for Ryan and Holly Blume.
YARD OF MERIT
- Paint colors for Kelly and LaShelle Morrison.
- Bill Steenis reported that yards were looking good and that he would be purchasing about 10 replacement signs because some of the plastic signs had cracked.
- Bill would still like to find someone to replace him as chairperson, at least before the program in 2011.
ELECTION OF NEW OFFICERS AND DIRECTORS
- Steve Yandl reported the results for spring election with 89 ballots cast (barely enough for a quorum): Cheryl Carlson (79 votes), Trina Coleman (76 votes), Duane Oord (76 votes), Bill Steenis (79 votes) and Steve Yandl (84 votes). We had two write-in votes for both Evan Adolf and Wayne Johnson who are elected, provided they are willing to serve. We also had single write-in votes for Tim Chiangpradit, Rita Harrigan, Ken Herzog, Anthony Laffranchi, Kathy Miller and John Weberg. Should any of the newly elected directors be unable or unwilling to serve for a year, the Board will need to elect replacements for the current term.
- Steve Yandl moved that we keep the same officers as we had for prior year. Duane Oord seconded and motion passed 3 – 0. That means; Bill Steenis is President, Duane Oord is Vice President, Trina Coleman is Secretary, and Steve Yandl is Treasurer and Assistant Secretary. Committee chairpersons will be selected when we have a monthly meeting with more directors present. For the time being, Cheryl Carlson remains as chair of maintenance and Steve Yandl becomes interim chair of the ACC.
UPDATE ON LEGAL DISPUTES OVER RENTALS
- Bill Steenis summarized the deposition of Melissa Withey, former tenant at the property owned by Aaron Guimont. The deposition had been taken earlier in the day (June 1) at the office of our attorney, Sherman Knight. In addition to Ms. Withey, Mr. Knight and the court reporter, present were Bill Steenis and Steve Yandl from the HOA, Aaron Guimont and his attorney, Tom Graafstra.
- Steve Yandl reported that Steve Sharma has expressed an interest in finding a way to end the dispute over the property where he is part owner and a rental has been ongoing. Mr. Sharma has yet to submit a written offer for the Board’s consideration but has indicated he will be ending the rental situation.
