CALL TO ORDER / PRESENTATION
- Bill Steenis called the meeting to order at 7:05pm. Present were Bill Steenis, Steve Yandl, Cheryl Carlson, Duane Oord, Evan Adolf and Trina Coleman and Cheryl arrived a little late.
- Trina Coleman presented the Minutes from the January meeting. It was moved and seconded to accept the minutes as read. Motion carried unanimously.
- In the operational reserve we have $24,021. In the long-term fund there is $76,442, we still need to move money over from the checking account for this year’s deposit. Right now the checking account is at $46,459.
- $10,500 was deposited into the account on January 31.
- Our expenses are in line, there have been no new legal expenses.
- Just under 60% have paid their HOA dues.
- One homeowner is on an installment plan.
- This is normal for this time of year.
- Brian asked if we were interested in having the play toys cleaned up. We will have him pressure wash them in March. We will remove a Maple tree that is causing some problems with the sprinkler system.
- Towne and Country is coming out to give an estimate on some fence repairs.
- The tent is still up in the back of the home. The fines are up to $100 per day. The fines are roughly $10,000. Steve will write a letter if they do not pay their dues. A separate lien will be recorded if they do not pay their dues.
OLD BUSINESS
- Yard of Merit is scheduled to start in May. Bill is looking for someone else to take over the program.
- Rentals
- Sharma – The Sharma’s owe $81,700. Steve Sharma has made a verbal offer to settle for $30,000. We have few attorney’s fees over this matter. This is roughly 40% of the fines owed. It was moved and seconded to accept this offer, with the caveat that payment must be made by February 16th. This motion was passed 6-0.
- Guimont – Steve and Bill are going to be deposed by Aaron’s attorney. He has also asked for a non-jury trial.
