CALL TO ORDER / PRESENTATION OF MINUTES
- Bill Steenis called the meeting to order at 7:07pm. Present were Bill Steenis, Duane Oord, Steve Yandl, Evan Adolf, Nicole Klages, Don Jordan, and Cheryl Carlson.
- Steve Yandl presented the minutes of the January 2012 meeting. Evan Adolf moved to accept the minutes as read. Nicole Klages seconded and motion passed 6-0.
TREASURER’S REPORT
- Steve Yandl presented the treasurer’s report. Current checking balance is $51,509. Operational reserve is down to $4,844 and long term capital replacement fund is at $44,890. Legal expenses thus far are much behind last year and other expenses in line.
- We’ve received annual assessments from just over 60%, slightly ahead of our historical rate.
- Steve Yandl asked if there were any objections to sending late invoices in early March using certified mail as well as first class so we can verify receipt of the invoice prior to recording any claims of lien. There were no objections to doing so but directors wanted to be sure all late payers were treated the same.
ARCHITECTURAL CONTROL COMMITTEE REPORT
- Steve Yandl shared a proposal for expanded driveway and new fence from the Kouri family. After review and discussion, there were no objections to granting approval.
- Steve Yandl briefed the group on the shed at the house currently owned by Washington Mutual. There were no objections to asking the bank to either remove the shed or put an approved type siding on the existing shed before listing the property for sale.
- Evan Adolf reported that a homeowner with a problem yard had recently had yard issues had a crew doing significant work in the back yard.
MAINTENANCE COMMITTEE REPORT
- Cheryl Carlson reported that Town and Country Fence had performed our fence repairs earlier in the day. Painting of replaced panels still needs to be done when weather permits.
- There was a brief discussion of the missing garbage can insert at the small tot play area. Evan Adolf agreed to purchase a small galvanized steel trash can and set it up at the tot area.
- Steve Yandl reported that there appear to be some new issues with the boat toy at the boat park. Don Jordan volunteered to check it out and report back if there is damage or sections missing.
OLD BUSINESS
- Bill Steenis updated the group on where we are in the lawsuit filed against us by Om, Shiv and Steve Sharma. There has been letter exchange between lawyers. We have paid our deductible (on D&O policy) to the law firm assigned by our insurance carrier.
- We discussed the recent letter from John and Debbie Weed regarding the fine they previously paid over their unapproved tent. By unanimous vote, it was decided that we would not return their $300 that was paid as a settlement to get us to drop the lien for their significant fine. Also by unanimous vote, it was decided that if Weeds filed a lawsuit in small claims court as they’ve threatened, or in superior court, the agreement previously approved to forgive the fines would be nullified.
