CALL TO ORDER / PRESENTATION OF MINUTES
- Bill Steenis called the meeting to order at 7:03pm. Present were Bill Steenis, Duane Oord, Steve Yandl, Don Jordan, Evan Adolf and Cheryl Carlson.
- Steve Yandl presented the minutes of the February 7, 2012 monthly board meeting. Evan Adolf moved to accept the minutes, Don Jordan seconded and there was unanimous approval.
TREASURER’S REPORT
- Steve Yandl reported on financial status. We had $73,387 in checking (operational funds), $4,835 in money market account (operational reserves) and $44,890 in a certificate of deposit (long term capital replacement reserve).
- We had 26 unpaid 2012 assessments (about twice what we’ve seen in past years) and two short pays. A few more days will be allowed before late invoices go out.
- Bill Steenis indicated that he needed the long term reserve analysis originally prepared by Bill Malowney so he could work up a current version. Steve Yandl informed Bill that the analysis was already available on the web. The Board discussed the considerations for the reserve analysis to make sure we get a legitimate evaluation from Bill. Cheryl Carlson will contact Town and Country Fence to ask for an analysis on replacement costs and lifespan information on our common area fence.
MAINTENANCE COMMITTEE REPORT
- Cheryl Carlson reported on the fence damaged by a car in a possible act of vandalism or an accident where the driver simply failed to stick around and provide information. Town and Country Fence had been contacted by Cheryl.
- Don Jordan reported that the boat toy appeared in satisfactory condition other than a damaged step that appeared to have been previously repaired with non standard parts. Don will do some research to see if we can acquire the correct replacement parts.
ARCHITECTURAL CONTROL COMMITTEE REPORT
- Steve Yandl reported that the property manager hired by Washington Federal to clean up the bank owned property requested an approval of a neutral earth tone paint color which was given.
- Bill Steenis reported on a trailer parked in a driveway on 70th Avenue and 72nd Drive.
OLD BUSINESS
- Steve Yandl reported on letter exchanges between our attorney and Sharma’s attorney regarding the Sharma lawsuit.
NEW BUSINESS
- Steve Yandl suggested that we line up a location for the annual meeting in May so the information could be provided in the second quarter newsletter to be mailed approximately April 1. Last year, we had to use Little Cedars elementary instead of Totem Falls Elementary because cutbacks had made janitorial support unavailable at Totem Falls for the Tuesday we needed to reserve.
- The Board was comfortable with moving the annual meeting to a different day in May if that would allow using Totem Falls. If Totem Falls still isn’t available, Little Cedars would be the next choice. Bill Steenis volunteered to contact the school district and make the arrangements.
- Evan Adolf volunteered to see if there were any educational type presentations through the fire department that we might incorporate into our annual meeting to generate more interest and increase member attendance.
