- Suzan Miller called the meeting to order at 7:04pm. Present were Suzan Miller, Duane Oord, Steve Yandl, Nicole Klages and Tim Rizzo. Resident Matt Nicholson attended to make a presentation and answer questions.
- Steve Yandl presented the minutes of the September 2012 monthly meeting. The group was reminded of the addendum to reflect initial conversation with Matt and Mark Nicholson regarding Matt’s proposed Eagle Scout project. Minutes were approved with a unanimous vote.
- Steve Yandl presented HOA financial status.
- $41,316 in checking with $13,280 in outstanding checks.
- Operational reserve at $4,767
- Long term reserve at $44,946 with $6,882 to be added from checking before end of year.
- Anticipated expenses to end of year are $13,280.

- Steve Yandl announced initial considerations in formulating 2013 HOA budget
- Dues (regular plus installment #2 of 4 of $38 special assessment) should remain at $380 total or close.
- Skinner is holding contract price level.
- D&O insurance is about $500 increase as a result of recent claims.
- We will review the long term analysis again next year and if it appears we can decrease or eliminate the special assessment we will do so.

- Son of HOA members and Eagle Scout candidate, Matt Nicoloson, presented his proposal to create a low height wood backstop to augment the chain link fence backstop at the boat park and to add two additional permanent benches to the same area. Most questions concerned height of backstop, need for treated lumber and mode of connection to existing backstop. By unanimous vote, Matt’s proposal was accepted. The Board gave approval for Matt to present the project to the troop for approval and if the scoutmaster approves his plan he can move forward with the project. Activities will be coordinated with Steve Yandl.
- Tim Rizzo has a new step for the boat park tug boat that was fabricated by folks where he works but needs to get measurements and markings so legs can be attached. Tim previously repaired wood surface of the picnic tables at the boat park. We still need to get Skinner to pressure wash the climbing toys.
- Steve Yandl stated that there are half a dozen fence panels he would like to get repaired in the current year before big winds do further damage. There were no objections. Don Jordan and Evan Adolf still plan to help document common area fence measurements so we have better detail on which sections are most newly repaired.
- Several of the requested and approved roof replacement requests have not been completed but new requests have not come in as we transition into winter.
- Several shed requests have been approved.
- There have been several recent sales so an updated database will be distributed.
- We have some minor parking infractions and some paint jobs need to be completed.
