CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:04 P.M. Present were Suzan Miller, Joyce Bowen, Steve Yandl, Nicole Klages, Jim Person, and Tim Rizzo.
- Minutes of the November meeting were presented and unanimously approved.
- Steve Yandl reported that we have $20,878 in checking with $3,008 outstanding for an actual balance of $17,870. We anticipate expenses of $3,228 through the end of the year and we owe the capital reserve fund $18,869 which forecasts to a 2013 end of year shortage of $4,227. We do have $5,691 in our operational reserve so we shouldn’t run into any cash shortage.
- We have $51,718 in the long term reserve and that will go to $70,587 when we renew the CD in January and move the portion of 2013 funds owed the reserve into that account.
- We reviewed the final version of the long term reserve analysis.
- Steve Yandl presented a revision of the proposed 2014 budget that includes an increased amount to replenish operational reserve. The revision results in a total assessment of $400 for 2014 (which includes the $38 special assessment still being paid to operational reserve for amounts borrowed to cover legal expenses). The new budget was approved unanimously.
- New proposed budget and long term reserve analysis are on our web page for member review.
- Steve Yandl reported on the implications of one homeowner having initiated a Chapter 7 bankcruptcy. We should collect some portion of past due amounts from this homeowner plus 100% of assessments that come due moving forward.
- We still need to get a quote on needed repairs on climbing toys at the boat park. Tim Rizzo said he would take a look again to try and get stairs repaired.
- Nicole Klages reported that she hasn’t yet confirmed but had heard from her kids that someone had defecated on the boat toy. Several directors said they would check it out while it was still freezing outside and attempt to clean up the mess. The suggestion was made that the incident should be reported on the facebook group, Gold Creek Area Peeps.
- We have a pending request from homeowner Steve Coons to review a possible new brand of roofing material to consider adding to our list of approved products. Steve Coons has a sample board but had not delivered it in time for ACC review at this meeting.
- We discussed possible candidates to replace Duane Oord for the remainder of his term since he has resigned and now moved out of the neighborhood. It was agreed that we should wait until after the holiday season to approach potential replacements to gauge for interest.
- Steve Yandl reported that Silver Lake Water has brought in Town and Country Fence to move the fence to their property border along Snohomish Cascade Drive. Most clearing is now complete and posts moved into position but the fence still needs to be completed.
