CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:05 P.M. Present were Suzan Miller, Steve Yandl, Nicole Klages, Tim Rizzo and Ralph Kouri. Ralph has consented to be considered as a director to complete Duane Oord’s term on the Board.
- Minutes of the February 2014 meeting were presented and unanimously approved.
- Steve Yandl reported on assessment collection status. We’ve received checks from 201 of 247 homeowners, about 17 fewer than we’ve received by the same point in time last year.
- We have $70,607 in capital replacement long term reserve, $5,691 in operational reserve and $59,216 in checking. We also have checks to deposit totaling $5,600.
- Ratification voting so far is 140 ‘yes’ votes, 8 ‘no’ votes.
- We discussed options and feasibility of spending for security cameras and/or hiring a security patrol, with or without, sharing expenses with nearby HOAs.
- A new signature card has been prepared for the bank to omit Joyce Bowen from the list of signors.
- Steve Yandl reported that he needs to call electrician, Jim Clark, to get the burned out bulb at the boat park replaced. Ralph Kouri suggested that we inquire on the cost of replacing the sodium vapor bulbs with LEDs as a longer term and economical option.
- Tim Rizzo reported that he has the material to construct additional aluminum replacement steps for the boat toy at the park. He plans to have a welder working at his property within the next month and will get the welding work to complete the steps done at that time. Tim and Ralph said they would check out the other needed repairs needed for the climbing toys and determine if this was a possible diy repair of if we need to contact contractors.
- Tim Rizzo reported that he had made repairs to the fence on the border of our NW detention pond where Jim Person had reported last month that the upper stringer had pulled away from the post.
- We reviewed bids on the project to replace damaged timbers surrounding the play chip areas in our two tot lots. After consideration of the bids and the status of contractors discovered from the labor and industries web site, the bid from Skinner Landscape Inc. was selected to be awarded the work.
- Steve Yandl shared a letter received from Public Works, Surface Water Management indicating that we were doing an excellent job of maintenance at our NW corner detention pond. The only suggested additional maintenance was to put a better functioning lock on the front gate to facilitate access by County and the HOA.
- Steve Yandl shared a letter received from Silver Lake Water and Sewer advising the HOA of some recoating work to be done at their reservoir in the near future.
- Steve Yandl presented the sample board and product information on ‘Paramount Advantage’ architectural shingles from PABCO roofing materials. The sample was provided by homeowner Steve Coons who had a contractor that had a preference for this product which isn’t currently on our approved list of materials in the Rules and Procedures of the Architectural Control Committee. By unanimous approval we are adding the product to the approved list in the colors; antique black, pewter gray, oakwood, weathered wood, cedarwood and driftwood.
- Christmas light decorations reported on last month were removed after an ACC letter was sent.
- An ACC letter has been sent to the owner on 150th Place who removed his lawn. We haven’t heard back but anticipate the owner plans to replace the lawn as weather permits.
- After brief discussion, we unanimously approved appointing Ralph Kouri to complete the term of former director, Duane Oord.
- Nicole Klages inquired regarding any anticipated support from Little League in getting the infield area at the boat park in better condition. Steve Yandl will contact the League to see if something can be worked out. Since it appears some practices have started, we will also insist that we get a copy of a current insurance endorsement.
