CALL TO ORDER / PRESENTATION OF MINUTES
- Steve Yandl called the meeting to order at 7:12 P.M. Present were Suzan Miller, Steve Yandl, Nicole Klages, Tim Rizzo and Tim Day.
- Minutes of the June 2014 meeting were presented and unanimously approved.
- Steve Yandl reported on financial status. Current balance in checking is $65,438, operational reserve has $5,692 and long term (capital replacement or major repairs held in CD) has $70,632,
- Steve Yandl explained why two liens were recorded but in two other cases we postponed recording the claims of lien. No concerns or objections were raised.
- The audit is very close to completion. We need to have a final phone conversation to verify correctness of the information in the final version. Copies will be mailed to us should any members wish to peruse the final version.
- Steve Yandl verified that the electrician has been told of our preference to replace the lights at the boat park with LEDs utilizing our existing fixture container (in order to retain the special protective shields we built on original installation).
- We’re sending Skinner Landscape an advance check for the timber repairs which we hope gets the project underway soon.
- Steve Yandl reminded the group that Tim Rizzo had repaired (replaced) steps on the boat toy. Before long we should have a specialist evaluate the elevated walkway on the other climbing toy at the boat park to make sure connections don’t fail in the next few years.
- Several sections of fence around the NE corner of the subdivision were damaged and are being replaced with chain link including privacy slats. At the same time as this repair is done, we will be having Town & Country Fence replace the 6x6 posts on the sides of gates (were not replaced when we converted to chain link and are now deteriorating.
- We discussed staining the unpainted sections of fence along Snohomish Cascade Drive. We’ll check with painting companies for pricing to see if there are reasonable options to get it done rather than wait for Skinner Landscape’s busy season to wind down and then get it done late in the season.
- If we don’t end up spending the entire landscape maintenance budget on things like sprinkler repairs, we’ll have new mulch applied to flower beds along Snohomish Cascade Drive.
- Steve Yandl will be writing two letters for non compliance with standards on lawn and yard maintenance.
- Roofing and painting project requests are now coming in on a regular basis. Most are well within standards and are being promptly approved.
- We’re starting to get complaints on parked boats on trailers, travel trailers and work trailers. Steve Yandl will place a friendly reminder of the rules on parking in the next quarterly newsletter.
- Suzan Miller shared her plans for her front yard that involved some new granite boulders and shrubs with the job to be done by Skinner. There was unanimous approval for the project.
NEW BUSINESS
- Steve Yandl reported on his research on the commercial property for sale just east of our NE corner. The property is part of the plat of Willow Creek Division 1 and was at one point zoned as low density residential (R-9600). The developer had retained the 1.07 acres as Tract 906 for future development, presumably more residential homes. In December 2005 the parcel was part of a mass rezone voted on by the County Council. Steve Yandl will continue to investigate some of the unanswered questions on how a parcel that doesn’t match the current criteria for “neighborhood business” got through the vote. {Also reported on during June meeting. The county has been made aware of our unhappiness with the way the rezone was pushed through.}
- We’ve been getting requests from Boy Scout candidates for Eagle Scout looking for projects in the neighborhood. Steve Yandl asked directors to share any ideas they come up with in the future.
