CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:00 P.M. Present were Suzan Miller, Steve Yandl, Tim Rizzo, Ralph Kouri and Tim Day.
- Minutes of the July 2014 meeting were presented and unanimously approved.
- Steve Yandl reported on financial status. Current balance in checking is $54,386 operational reserve has $5,692 and long term (capital replacement or major repairs held in CD) has $70,659. Between regular contribution and year 3 of 4 of our special assessment to replenish the fund we owe the long term fund $20,501 from checking balance. We’re ahead of where we were at the same time previous year.
- Steve Yandl asked if there were any objections to investigating the legal costs associated with foreclosing on existing liens before we have too much unpaid debt. After a brief discussion of strategy, there were no objections.
- The audit is complete with no problems. Copies are available if members want to review.
- Board members were pleased with the completed work on repairing timbers around the tot play areas.
- LED replacement of lights at the boat park hasn’t been completed. Steve Yandl with get with the electrician to see when we can get the replacement scheduled.
- We have had sprinkler repairs but not as significant in the past few years.
- Steve Yandl suggested that we need to apply new mulch to flower beds. We’ll ask Skinner to place mulch to whatever depth we can apply while keeping the cost below $2k plus tax.
- Steve Yandl shared that Bill and Cindy Steenis inquired about the possibility of having the HOA do repairs on the fence surrounding the tot area adjacent to their parcel. After discussion, it was agreed that we previously made the determination this fence was the property of and maintenance burden of the adjacent homeowners. Those homeowners are allowed to have gates but they are obliged to keep the fence well maintained and the exterior painted the color chosen by the HOA.
- As we get later in the year we’ll review possible fence repairs and getting unfinished portions stained to protect from moisture and UV exposure.
- We did get a positive response from owners who were sent letters about lack of yard maintenance. We’re hoping the maintenance continues without the need for regular reminder letter.
- Bill Malowney requested review of a new material as a roofing material for over his hot tub. The specific product is from GAF, “Lifetime Timberline Natural Shadow” in charcoal color. After review, the Board approved the product for outbuildings and stipulated that a more extensive review would be needed before the product would be added to the approved list for primary lot structures. The material will be added to the approved list in the ‘Rules and Procedures of the Architectural Control Committee’ with an annotation regarding the limited approval.
- Roger and Mary Lowell requested a driveway expansion which was approved.
- We’re starting to get complaints on parked boats on trailers, travel trailers and work trailers. Steve Yandl will place a friendly reminder of the rules on parking in the next quarterly newsletter.
