CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:03 P.M. Present were Suzan Miller, Steve Yandl, and Nicole Klages.
- Minutes of the August 2014 meeting were presented and unanimously approved.
- Steve Yandl reported on financial status. Current balance in checking is $46,759 operational reserve has $5,693 and long term (capital replacement or major repairs held in CD) has $70,659. Between regular contribution and year 3 of 4 of our special assessment to replenish the fund we owe the long term fund $20,501 from checking balance.
- Steve Yandl reported he will be recording a new lien for the Mohammad property.
- We have a fairly large water bill for the boat park meter. We’ll ask Skinner to troubleshoot and make sure we don’t have a leak.
- D & O insurance will be several hundred more than last year. There were no objections to renewing at the new rate.
- Our electrical contractor has said he would attempt to replace our boat park lights with LED lighting within the next few weeks.
- Sprinkler system repairs have been modest this year. We continue to upgrade controllers as the old Rainbird units fail.
- Mulch application in common area landscape beds was completed.
- We’ll get to needed fence repairs after we complete a preliminary analysis of how the fence is holding up. We’ll get some quotes for putting wood preservative on newly replaced fence panels.
- We still need to have aeration done by Skinner.
- Steve Yandl reported that he is quickly approving roof replacement requests where materials are on our pre-approved list. Any new materials requested will warrant review by entire board of directors and ACC. Kathleen Roberts got approval for a roof replacement this past month.
- Roger and Mary Lowell completed a driveway expansion which was approved. They also added a new fence panel section facing the park that matches existing adjacent common area fence.
- We have some inquiries but no formal requests for landscape reconstruction. Generally these will be approved unless drainage is impacted, or major trees removed, provided appearance is in line with other area yards.
- Paint requests were approved for Kumagai and Veentjer.
- Barrett household has expressed interest in replacing a section of fence with a 9 ft high replacement but haven’t made the formal request which will need to be reviewed by the ACC.
NEW BUSINESS
- Mike McDonald has asked what it took to reserve boat park field for 4th grade girls’ soccer. Steve Yandl had told him that the HOA needed to be on the league insurance policy endorsement as an added named insured. No formal request has been made yet.
- Steve Yandl reported that Tim and Estelle Rizzo have sold their home so Tim is resigning his director’s position effective the end of the month. The Board will consider replacements for the remainder of Tim’s term at a future meeting.
