MINUTES OF THE BOARD OF DIRECTORS’ MEETING

SECTOR 2A AT SNOHOMISH CASCADE ASSOCIATION

7 P.M.   TUESDAY   JUNE 2, 2015

 

 

CALL TO ORDER / PRESENTATION OF MINUTES

1. Suzan Miller called the meeting to order at 7:11pm.  Present were Suzan Miller, Steve Yandl, Nicole Klages and Ralph Kouri.
   
   
2. Minutes of the May 2015 meeting (annual) were presented and unanimously approved.
   
   

TREASURER’S REPORT

1. Steve Yandl reported on current financial status and forecast through the end of 2015.
   
   
   1. Currently $98,497 in checking.  There still needs to be a transfer to the long term reserve of $14,460 which represents the regular transfer plus the special assessment (next to last year) less the amount spent on fence in 2014. 
      
      
   2. There is $70,712 in the long term reserve.  After the transfer in mid July, we will have $85,172.
      
      
   3. We have $5,694 in operational reserve. 
      
      
2. Liens were filed on members Frank and Robin Furlan, Robert and Shanna Bennett and Abdellah Saadi.  After the lien was ordered for Furlan it was discovered the house had actually sold on June 1 so the unpaid assessments will need to be collected from the escrow company.  The HOA statement was requested by a law office in January but no further contact from them or Furlans.
   
   
3. Steve Yandl will be advising members with old liens what the HOA options are so they hopefully opt to remedy the past due amount.
   
   

MAINTENANCE COMMITTEE REPORT

1. We need to order the portion of fence replacement to be done in 2015 per long term reserve analysis.
   
   
2. Backflow certification complete for 2015.
   
   
3. Most sprinkler repairs so far are the result of vandalism.
   
   
4. Boat park baseball infield weeding complete by Skinner.
   
   

ARCHITECTURAL CONTROL COMMITTEE REPORT

1. Still no response from Aziz Mohammad regarding the non compliance notification sent by certified mail. 
   
   
2. A number of projects requested in the previous month were approved.
   
   
   1. Hebert – Gazebo in back yard.
      
      
   2. Vaught – Roof replacement with Presidential TL.
      
      
   3. Barrow and Miller – Sections of new fence and new gate
      
      
   4. Report on Do roof replacement, no approval request but work appears acceptable.
      
      
   5. Woods – Paint front door.
      
      
   6. Kaas – Landscape work to correct drainage issues and remove problem trees.
      
      
   7. Trosin – New roof, Presidential TL
      
      
   8. Wells – Tree removal on hazardous trees

1. Election of new directors, winners below.  There were 82 ballots returned (33% which is a few shy of a quorum but with 70 proxies to the board we did have a quorum)

2. Unanimous approval for Suzan Miller as president, Nicole Klages as vice president and Steve Yandl as Secretary Treasurer.
