CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:10pm. Present were Suzan Miller, Steve Yandl, Tim Day, Nicole Klages, Tom Mooney and Ralph Kouri.
- Minutes of the August 2015 meeting were presented and unanimously approved.
- Steve Yandl reported on current financial status and forecast through the end of 2015.
- Currently $102,245 in checking. If we subtract the $50,766 we expect to spend on fence replacement and other items in the reserve analysis and don’t have any surprise expenses to be covered by reserves we should be able to transfer about $8,500 to the reserve at the end of the year (more precisely, when it’s time to again renew the CD). That extra amount was held back to avoid penalties should we need to spend more reserves and re-evaluate the reserve analysis.
- There is $50,766 in the long term reserve after the $20k transfer.
- We have $5,696 in operational reserve.

- On the Mohammad Chapter 7 bankruptcy, we prepared a response letter to the Trustee’s motion to sell the property free and clear of liens and encumbrances and copes of the letter were served on the Clerk of the Court, Judge Dore, the Trustee and the US Trustee per the instructions on the motion.
- Records are being transferred from our bookkeeper to the auditor and the audit of 2014 financial records is commencing.
- Renewal cost for our D&O policy is $3,163 including broker fees.
- Steve Yandl reported that adjustments had been made to the previously approved reserve fund analysis to correct a problem with spreadsheet calculations. The end result would be a more modest amount that needs to be deposited each year moving forward. We will still need to increase the contribution to $16,055 per year but since the special assessment to replace money borrowed for legal expenses ending, the net result is less contributed per member each year.
- Homeowner Chris Perkins reported a large broken tree branch in the NGPA behind his home. Tim Day and Rick Sallee will investigate and if the broken tree is a hazard we will arrange to have the branch cut down.
- Several panels of fence were downed across from the boat park during the recent wind storm. We’ll attempt to get those fixed ASAP.
- Town and Country Fence anticipates scheduling I October to complete phase 1 of our fence replacement plan (see reserve fund analysis for particulars).
- Most CC&R violations reported have been minor. We do have some chronic yard maintenance issues that require follow up letters.
- A number of projects requested in the previous month were approved.

- As announced last month, Comcast is dropping free web space forcing the HOA to make a change that will cost a modest amount to retain a web presence (Weebly suggested by Comcast). Web page has been created. First year is free, compliments of Comcast but ongoing cost will be about $149 per year for storage. Steve Yandl purchased the domain name “GoldCreekSec2a.com” for a 2 year cost of $33.90 and will be requesting reimbursement (no objections from board). The professional version of gmail cost $45 (one year), first year paid by Steve Yandl who will request reimbursement (email address, board@GoldCreekSec2a with additional email addresses possible).
- Discussed options for dealing with vandalism and property crime. Steve Yandl will once again research cost and feasibility for security patrols and report next month.
