CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:00pm.Present were Suzan Miller, Steve Yandl, Tim Day, Nicole Klages, Tom Mooney, Rick Sallee and Ralph Kouri.
- Minutes of the September 2015 meeting were presented and unanimously approved.
- Steve Yandl reported on current financial status and forecast through the end of 2015.The situation is about the same as previous month except for a smaller checking balance after routine expenses for the month.
- Currently $93,991 in checking.If we subtract the $50,766 we expect to spend on fence replacement and other items in the reserve analysis and don’t have any surprise expenses to be covered by reserves we should be able to transfer about $8,500 to the reserve at the end of the year (more precisely, when it’s time to again renew the CD).That extra amount was held back to avoid penalties should we need to spend more reserves and re-evaluate the reserve analysis.
- There is $50,766 in the long term reserve after the $20k transfer.
- We have $5,696 in operational reserve.
- On the Mohammad Chapter 7 bankruptcy, we agreed (consensus vote by email) to settle for $2,500 if the currently pending short sale is completed by the end of October.It appears this will be acceptable to the lender and bankruptcy trustee.
- Records have been transferred from our bookkeeper to the auditor and the audit of 2014 financial records is proceeding.
- Homeowner Chris Perkins had reported a large broken tree branch in the NGPA behind his home.Tim Day and Rick Sallee investigated and agree the branch should be removed.Steve Yandl still waiting for a response from Best Tree Service in Snohomish and may call other companies if we don’t get a quote soon.
- Based on information shared by Gold Creek 1, replacement of tot climbing toys at the Boat Park with something similar to what GC1 did at their orange park would cost about $30k with tax.This might be considered in the future but we don’t have money currently budgeted for replacement within the next several years.
- Town and Country Fence anticipates scheduling in October to complete phase 1 of our fence replacement plan (see reserve fund analysis for particulars).Impacted members have been notified by email and postal mail.
- Letter to be sent to Klaus Herd regarding yard maintenenace.
- Newsletter article to get minor violations such as trailer parking corrected without the need for individual letters.If members fail to make corrections, letters will be sent before the next meeting.
- Tim Day agreed to limit storage of recently acquired boat to several weeks and has a new storage location lined up.
- The only project approval was for a new roof on the Fatkin house (Presidential TL)
- Steve Yandl reported on what it would cost to have security patrols.Cost would be in excess of $50/hour with 4 hour shift minimums if we went with Sheriff’s deputies for patrols.It was agreed the cost is too high for the anticipated benefit.Instead, we will continue emphasis on block watch and encouraging members to set up security cameras.
