MINUTES OF THE BOARD OF DIRECTORS’ MEETING
SECTOR 2A AT SNOHOMISH CASCADE ASSOCIATION
7 P.M. TUESDAY FEBRUARY 2, 2016
CALL TO ORDER / PRESENTATION OF MINUTES
1. Suzan Miller called the meeting to order at 7:06pm. Present were Suzan Miller, Steve Yandl, Nicole Klages, and Rick Sallee.
2. Minutes of the January 2016 meeting were presented and unanimously approved.
TREASURER’S REPORT
1. Steve Yandl reported on current financial status.
3. Thus far, 144 owners have returned budget ratification ballots. The current tally is 111 to 5 in favor of budget ratification and the board has been awarded 104 proxies.
4. Steve Yandl presented a revised reserve analysis. The analysis was discussed and unanimously approved as presented.
1. Phase 2 of fence replacement along Snohomish Cascade Drive is to commence in the next several weeks. Notification letters have been sent to the 15 impacted owners.
2. Steve Yandl reminded the board that we also have some chain link fence installation to complete adjacent to the detention ponds but that work will be put off until after phase 3 of wood fence work.
3. No major upgrades planned for 2016 beyond fence replacement and, if required, mailbox cluster unit replacement. We briefly discussed recent security concerns over possibly compromised locking mailbox units in Gold Creek.
ARCHITECTURAL CONTROL COMMITTEE REPORT
1. No project approval requests over the past month.
2. No CC&R violations requiring committee action over the past month.

2. Minutes of the January 2016 meeting were presented and unanimously approved.
TREASURER’S REPORT
1. Steve Yandl reported on current financial status.
- Currently $85,895 in checking with $15,322 of that earmarked for the capital reserve fund.
- There is $50,782 in the long term reserve (would be $66,088 after transfer).
- We have $5,697 in operational reserve.
3. Thus far, 144 owners have returned budget ratification ballots. The current tally is 111 to 5 in favor of budget ratification and the board has been awarded 104 proxies.
4. Steve Yandl presented a revised reserve analysis. The analysis was discussed and unanimously approved as presented.
- New analysis reflects the additional $20k transfer from operational funds approved at the January meeting.
- Approval was given to Steve Yandl to start phase 3 of fence replacement in the current year (as shown in the reserve analysis) once it is clear we have collected enough assessments to pay Town and Country without having to withdraw from our CD prior to July 19 which would trigger a financial penalty.
- New analysis will be posted on the web site for membership review.
