CALL TO ORDER / PRESENTATION OF MINUTES
- Steve Yandl called the meeting to order at 7:07pm.Present were Steve Yandl, Rick Sallee and Nicole Klages.
- Minutes of the July 2016 meeting were presented and unanimously approved.
- Steve Yandl reported on current financial status.
- Currently $52,563 in checking after a $34k transfer from the CD (reserve fund, per reserve fund analysis).
- There is $16,851 in the long term reserve.
- We have $5,698 in operational reserve.
- Several older liens (from previous years) as well as current liens were paid in the past month.We still have 3 owners who have not yet paid 2016 assessments, two of them have liens from earlier years.
- Discussion about options in dealing with a periodically unresponsive bookkeeper (resulting in late bill payments by the HOA).
- Skinner landscape has completed most sprinkler repairs and is currently applying mulch to common area landscape beds.
- We will have Trelstad Tree service remove half a dozen birch trees that have been attacked by bronze beech borer and are unlikely to survive.Cost will be approximately $250 per tree.
- Large bald faced hornet nest has been spotted in a maple across the street from the entrance to the boat park.Rick Sallee volunteered to investigate and if possible for him to do so safely was going to spray the nest.
- Sprinkler in the NE corner of the small tot lot was broken by a contractor doing tree work on an adjacent property.Skinner is investigating and will repair so we can turn the water back on for that meter.
- Discussed options for mitigating water marking from sprinklers on our new pre-stained fence.It was felt that some adjustments (short of moving sprinkler locations) could lessen but not eliminate the marking.
- Review catalog information for above ground sprinkler controllers (12 zone capacity) that could replace the in ground battery operated controllers we now have that are chronic maintenance hassles.Existing solenoids could be used but there would be labor costs association with running underground copper wire to each of those solenoids.Board is in favor of completing an upgrade within the next year (actual year, not calendar year).
- Unanimous approval for adding playchips to tot play areas under climbing toys.Steve Yandl will work out details for getting chips blown in (probably by Pacific Topsoil).
- Several requests from homeowners.
- Wells – Numerous discussions on roof.They will likely go with Presidential or Presidential TL but final decision not yet made.
- Mihalik – Paint colors approved.
- Nishimoto – Shed approved with condition that roof must match house roof.
- Parkins – Roof replacement with Owens Corning shakes approved.
- Kreek – Wrought iron stair railing along front walk approved.
- Chandler – Roof in Presidential TL approved.
- Andahl – Paint colors approved.
- Complaints, CC&R violations
- Letters still need to be sent on a small number of chronically problematic landscapes.
- Steve Yandl submitted non-profit corporate report (corporation registration) by the July deadline.
