CALL TO ORDER / PRESENTATION OF MINUTES
- Suzan Miller called the meeting to order at 7:00pm.Present were Suzan Miller, Steve Yandl, Rick Sallee, and Tom Mooney.
- Minutes of the October 2016 meeting were presented and unanimously approved.
- Steve Yandl reported on current financial status.
- Currently $21,448 in the checking account (operational funds).Forecasting to end of year, we should finish the year with just enough to pay the bills for the first few weeks in January 2017 without touching operational reserves.
- There is $16,860 in the long term reserve.
- We have $5,699 in operational reserve.
- Situation with the bookkeeper has improved but we’re still looking at options to prevent performance lapses in future years.
- Audit is moving along.
- Preliminary budget for 2017 approved to be submitted for ratification vote.The assessment for 2017 will be $400 as it has been for the last several years.Steve Yandl will be sending invoices and ratification ballots at the start of 2017.
- Turfs up is scheduled to do a final weed treatment.Steve Yandl has communicated with owner Dave Zimmerman regarding some missed areas and some scheduling concerns over the past year.
- Discussed options for watermarks on the fence.
- Discussed options for sprinkler system improvements.
- Discussed new contract proposal from Skinner Landscape with a 2% increase.Contract was acceptable and will be signed for a 24 month period.
- One request from homeowners.
- Gregg – After previous denial, new colors have been submitted and are approved.
- Complaints, CC&R violations
- Letters still need to be sent on a small number of chronically problematic landscapes.
- Owner on 158th Street has removed unsightly weeds from concrete driveway but still has some weed situations to address.Owner is cooperating and making progress.
- Discussion of an unapproved carport being constructed by an owner on 158th Street.Since it appears this carport is extending into the lot border setback of 5 feet, Steve Yandl will check with the county Planning and Development Services to see if a building permit was obtained.If so, he will confirm there is a variance for the setback violation.If there is no variance or no building permit a request will be sent to PDS code enforcement to investigate.If a permit and variance were granted, the ACC will discuss if the structure should receive ACC approval.
NEW BUSINESS
- Unanimous agreement to cancel the December meeting.Should issues arise that require discussion, we will either work things out using email or call a special meeting; otherwise, the next regular monthly meeting will be January 3, 2017.
