CALL TO ORDER / PRESENTATION OF MINUTES
- Matt Hale called the meeting to order a 7:02pm. Present on Zoom conference were Matt Hale, Steve Yandl, John Alleman, Nicole Klages, Bill Steenis, and David Divoky. There were enough directors present to constitute a quorum.
- Minutes of the May 2021 meeting (annual HOA meeting) were reviewed and approved.
- Election of new directors for the board.

- Motion to create a new signature card with all the elected directors included passed unanimously.
- Boat Park Reservations – Steve Yandl will continue to handle reservations for the boat park and other common areas. Investigating ways to maintain control of the bollards when they are temporarily removed for events. We might also need to get some signage to prevent conflicts between groups properly reserving the area and those not aware that the common areas can be reserved for special events.
- Steve Yandl reported on current financial status.
- Currently $89,032 in the checking account (operational funds).
- There is $16,934 in the long-term reserve.
- We have $5,711 in operational reserve.
- We are down to three members who have not paid 2021 dues.
- David Divoky reported that pressure washing was not sufficient to remove the graffiti from rocks at the boat park, only dull it slightly. David suggested purchasing some special graffiti remover that would cost about $50 for a gallon. Nicole Klages said she had some spray on graffiti remover that had worked for her in the past and she would check out her spray on the graffiti. If that doesn’t work, we approved having David purchase the remover he thought might work.
- New play equipment at the boat park.
- Steve Yandl is waiting for an invoice (for zero balance due) from the installer of the play equipment.
- Additional play chips still need to be ordered (between 30 and 40 cubic yards) but we adequate chips for the play area to be safe for the short term.
- Irrigation system issues.
- We had to repair a broken main line in one of the center islands and have a few valves that need to be repaired or replaced as they can’t be shut off completely.
- As the system gets older, we can anticipate increased frequency of repairs.
- Backflow certification has been completed.
- Homeowner request for projects. For more detail, see Smartsheet.
- Kassebaum – Deck approved.
- Meldrom – Paint approved.
- Dobbins – Shed approved.
- Kishna – House paint colors – approved.
- Hardman – Shrub removal - approved. Window replacement – approved.
- Rubino – Driveway expansion approved.
- Arsalan – Paint color and window replacement approved.
- Brane – House paint colors approved.
- Ryan, Kevin – Paint colors approved.
- Complaints and Violations.
- No unresolved complaints.
- Discussion of Stout variance on school bus/RV storage occurred by email rather than a special meeting over Zoom.
- Stouts wanting to forego purchase of a proper cover for the vehicle if repainting was completed within days.
- The board is allowing storage of the bus, provided the paint job is acceptable and provided the vehicle is promptly re-licensed as an RV rather than passenger vehicle.
- Plans for property management company.
- A special assessment to allow quick transition to hiring a property management company is an option. Steve Yandl advised that we should avoid special assessments if possible as they tend to upset members. GC1 is doing two special assessments of $200 each to cover tree removal and fence replacement and it is creating some discontent.
- A second option would be to raise dues to increase short term reserves and postpone hiring of a property manager until adequate funds are in place.
